Foyer / Living/ Family Living/ Dining using 80X80 cm vitrified tiles, All Bed rooms using satin finished 80 x 80 cm Vitrified tiles .All Vitrified tiles shall be satin finish and make of Simpolo / Q Tone . Stair steps shall be of granite.
Toilets: Ceramic designer tile concepts 60cm X 60cm for the floors and 30cm X60cm for walls up to height of 8'0”.
Kitchen &Utility Room: 60 x 60 cm, Vitrified tiles for floor.
Balconies / Decks: Rustic / Antiskid/Ceramic tiles 30 x 30 cm with safety grills and hand rails.
Doors & Windows
Window shutters: Using Aluminium extrusions finished with coloured anodising as per the design.
Door Frames: Main door frame and shutter shall be of seasoned hard wood. Inner and Outer face finished with Polyurethane (PU) coated and finished. Other external doors (Back yard and Terrace shall be of Hard wood inner and outer faces finished in PU
Door Shutters: All internal door frames and flush type doors from JACSONS, jambs and architraves are also fixed for better finishes. All internal and external faces shall be with matt laminated finish.
Hardware: All hardware shall be of Cp Brass. Digital lock from YALE shall be provided for the front entrance door
Sanitary & Plumbing
Sanitary fittings: EWC wall-hung, Washbasins and all sanitary fittings (Only premium white coloured) shall be of VITRA /DURAVIT from Turkey, all concealed cisterns shall be of GEBRIT / GROHE / VITRA
Faucets and CP Fixtures: Single lever concealed diverters CP finish for all toilets, make of VITRA / GROHE.
Provision for hot water connection shall be provided for overhead shower in all bathrooms, Hot water provision provided for the Kitchen tap also. Each toilet shall have Health faucet.
Provision for greaser point in all bathrooms.
Plumbing: All water supply lines shall be in ISI marked ASTM / PVC pipes.
Water supply shall be from a common sump tank with pneumatic pressure pump.
Drainage lines and storm water drain pipes shall be with UPVC. Individual septic tank with soak pits for each villa.
Kitchen & Service area: Wall mounted mixer Faucets / taps using VITRA / GROHE. (With extendable wash arms).
All common area provided with LED lighting.
Concealed copper wiring using TRACO/HAVELLS make with modular plate switches, Centralized cabling system for all electrical and communication requirements.
Wiring shall be done for lighting, 5Amps, 15 Amps and AC points in the Villa.
Modular Switches: All switches shall be of Legrand.
Light fixtures for the Common areas, external areas, Villa balconies and at entrance door of the individual Villas shall be provided as common.
Adequate ELCB and MCB from LEGRAND / HAVELLS / SEAMANS shall be provided in each Villas.
Fresh air fans shall be provided in all toilets.
Provision for telephone and Internet shall be provided in the living rooms.
Providing basic lights and fans in the villa.
Pile / Raft / Individual footing / Rubble Foundation complying with seismic 3 zones.
RCC frame structure or load bearing walls with wire cut brick.
Concrete grade and steel grade as per structural consultant's advice.
Premium Emulsion paint shall be applied in the common areas, utility, service areas.
Internal Walls are finished using POP plastering and painted with premium emulsion from ASIAN / BERGER / ICI DULUX.
External Walls: Exterior Weather shield paint / Equivalent exterior grade emulsion and texture paint. Make as above mentioned
Provision for AC will be provided in all Bed rooms, Living & Dining.
