Every apartment comes with premium quality branded fittings, fixture and accessories to ensure hassle-free living.

STRUCTURE
Building: Deep pile RCC framed structure complying with seismic 3 zone. Hollow Cement Block / Solid cement block for walls wherever needed.

DOORS
Entrance Doors: Engineered wood door frame with shutter. Digital lock with (Yale / Hafele / Godrej / Samsung / equivalent).
Internal Doors: Both side laminated flush door.
Toilet Doors: Both side laminated flush door.
Balcony Doors: Sliding / openable glass door using Aluminum extrusions. All hard wares will be of SS finish (Tower bolt, Stopper etc.) and hinges with ball bearings.

FINISHES
Internal walls and ceiling: Acrylic emulsion on cement plastered walls- Berger/Asian. Weather shield exterior grade emulsion for external wail.
Toilet walls: Combination of tiles up to lintel height and acrylic emulsion on top.
Toilet Ceiling: Suspended false ceiling – grid type.
Kitchen: Acrylic emulsion on cement plastered walls. Electrical & plumbing provision would be provided as per standard electrical drawing. Kitchen slab & dado tile will not be provided.
Kitchen Sink: Sink with drain board in kitchen and sink without drain board in the work area shall be provided along with kitchen taps (Nirali / Reginox / Franke).

PLUMBING & SANITARY
Bedroom toilets: Wall hung EWC, wash basin, concealed cistern with dual flush, health faucet, concealed diverter, spout & over-head shower shall be provided. All fixtures shall be of Chrome plated finish – (Vitra / Kohler / Duravit / Grohe / Geberit / Hansgrohe).

ELECTRICAL
General: Electrical points with modular switches & independent energy meter shall be provided for each unit. MCB / ELCB shall be provided (Brand: L&T / Honeywell / Panasonic / Legrand). Concealed wiring with ISI marked superior quality PVC insulated copper cables. Make: Havells / Poly cab / RR Kabel / Traco Cables.
Generator Back up: Generator Back-up for lifts, pumps & common area lighting and upto 1.5 KVA for each apartment with limiter.
Television / Cable Tv: Provision for television in living & master bedroom.
Broadband connectivity: Provision for Broadband in Living & Master Bedroom.
Air Conditioning: Provision to fit split air conditioners in living, dining, and all bedrooms.
EV Charging: Provision for connecting car charging unit will be provided in the metering outlets of each consumer. Cable and charger will be under the scope of flat owner.

GRILLS & RAILS
Window Safety Grill: Grills of mild steel with enamel painted finish.
Balcony railing: Railings with a combination of masonry parapet /MS/SS grill / glass.

WATER SUPPLY
Sump and overhead tank: Provision for water storage through underground sumps and overhead tanks. Individual water metering for each apartment.

WINDOWS & VENTILATORS
Windows with a combination of fixed / sliding / openable glass panes using Aluminum extrusions.

FLOORING
Living / Dining / Bedrooms / Kitchen: Vitrified tiles 120 cm x 60 cm – Qutone / Simpolo / Kajaria.
Toilets / Balcony: Toilet Floor
Toilet Floor: 120 cm x 60 cm, walls 120 cm x 60 cm.
Balcony: 30 cm x 30 cm – Kajaria / Rak / Somany / Qutone.

ELEVATORS
Lobby levels: 2 Nos of passenger lift as per the
law will be provided (OTIS / KONE / MITSUBISHI / JOHNSON).

RETICULATED LPG SUPPLY
Reticulated LPG Supply shall be provided to the kitchen of each apartment with separate meters.
